Anatomy of an Occupied Home Staging Project

I recently had the pleasure of working with a really sweet family to help them get their lovely house in Chaska, MN ready to sell. After a brief phone conversation to gather important details about the house and their timing on when they wanted to get the house listed, we scheduled a date for the home staging consultation.

The home staging consultation took about 1 ½ hours and consisted of me taking a very detailed assessment of the house and noting what variety of things should be done prior to listing the house for sale. These notes covered things like deep cleaning, de-cluttering, painting needs (to either de-personalize and neutralize or freshen up), necessary repair work and inexpensive updates.  The list was compiled into a checklist format, broken out room-by-room and emailed to the sellers shortly after the consultation.

The sellers decided to hire me for both shopping and hands-on staging services. I provided an itemized list of recommended purchases along with an estimate of costs. We agreed on a budget and I shopped for the items.  I found almost everything needed at Home Goods and the rest at Target.

The sellers hired professional painters to have some key rooms freshened up and neutralized. I then arranged for a dining table with six chairs, as well as two slipper chairs to be rented and delivered.  Now we wait for staging day.

On Staging Day I took a quick walk through the house and noted additional things that the sellers needed to address before listing the house. Then the work of staging began: I started on the main level and worked my way through the house arranging furniture and adding key decorative accessories and artwork.

The sellers were thrilled with the end result and received an offer in just 8 days!
