I sometimes get asked the question “How much time should I plan for to prepare my house for selling?”  My answer is always “As much time as you can”.  The moment you know that your house is going to be put on the market for sale, you need to start the process of marketing it to sell.

I cannot tell you how many phone calls and emails I have gotten where the homeowner wants to list the house “next week”.  I just silently cringe to myself, because I know that 99.9% of the time, that is simply not enough time to do all that should be done.

It’s incredible how easily we all accumulate “stuff”.  Especially if you have lived in your house for a while, chances are you have a lot of “stuff”.  This “stuff” is shoved in closets, utility rooms, cabinets, storage rooms, piled up in the garage and so on.  I get it, I really do – I am the queen of “stuff”.


Just think about every single space of your house that needs to be gone through to be packed, de-cluttered and organized.  Do you think you could do your entire house in a week?  And then, on top of that, the home owner needs to deep clean every single space in the house including the carpets, window and cabinets.  They probably need to move out excess furniture and boxes, repair or replace any broken items in the house, likely re-paint and possibly re-carpet.

Considering all that needs to be done when selling, it is best to give yourself the most amount of time you possibly can to prepare so that it doesn’t become a task that gets so overwhelming that you either make yourself crazy trying to get everything done, or worse, throw in the towel.  Put a plan together and tackle the house either by project or room.  Get the entire family involved.  Once you start to see progress, it will keep you motivated to keep going, and it will very, very likely pay off huge for you in the end!
